Soldiers_PointWe are Licensed Real Estate Agents who act for Buyers not Sellers.  A Selling Agent (normal Real Estate Agent) acts in the interests of the Seller (Vendor) and is, in fact, required by law to act in the best interests of the Vendor.  However, a Buyers’ Agent acts in the best interests of the Purchaser and, in acting for the Purchaser, a Buyers’ Agent will determine a property’s true market value and negotiate the lowest possible purchase price on behalf of that Purchaser.

As Buyers Agents we keep abreast of the market by regularly attending auctions and noting private treaty sales.  We live and breathe Real Estate and know which properties have been left on the shelf  for a while, which properties didn’t sell at auction and which properties have highly motivated Vendors. 

 

We know how to deal with Selling Agents and we sort fact from fiction.   A Sellers Agent is not bound to divulge any anomalies pertaining to individual properties whereas a Buyers Agent will actively point out any noted problems so you can be assured that the property you are negotiating on is financially viable.


Our aim is to save you money in your next real estate transaction, not to entice you into paying too much.  We can prevent costly mistakes in a varying market.


We have found a property through an Estate Agent but we are not sure of the price we should be offering.  Can you help?

 
Certainly.  We will inspect the property with you and the Selling Agent, we will provide you with an up to date  sales report on similar properties that have recently been sold in the area and we will advise you accordingly as to a realistic purchasing price and give you reasons why.  We will then apply our negotiating skills to agree to a suitable purchasing price with the Selling Agent, which invariably will save you money.

  


What is the fee for this one off transaction?

For each property inspection/sales report and negotiation with the Vendor or Selling Agent our fee is a low $570.00 inclusive of GST.  This fee is not negotiable and is payable in advance.


GavelWe have found a property that is to be auctioned.  We don’t wish to be harassed by the Selling Agent, particularly on the day during the auction process.  Can you inspect the property prior to auction, advise us on its current market value and bid on our behalf.  If so what are the fees?

 

Yes, we carry out this service and the fee is $570.00 inclusive of GST  

 

 

We don’t have the time to visit all agents and don’t wish to go through the arduous task of inspecting 20 or so properties before we commit.  Will you do this on our behalf and provide a short list of, say, 5 properties to select from?

 

Yes, simply email or phone though the details the type of property you are looking for and let us do the rest.  We will not only contact the Estate Agents in the area but will also contact the individual sales people in those respective offices with a specification of your requirements.  We will inspect those properties that fall into the criteria of your requirements and contact you with appropriate comments. We will then arrange an inspection for you and negotiate a suitable purchasing price.


What is the fee for this service?
 

 

Simply click  Fees and Charges.  The fee is made up of an Engagement Fee and a Success Fee.  The Engagement Fee is payable in advance and the Success Fee is payable within 14 days of an Exchange of Contracts.  


What happens if our offer isn’t accepted by the Vendor?

You would just pay the Engagement Fee and not the Success Fee.  We will seek out other properties until we find an acceptable property for you.
